FAQ: Renting in the Netherlands
How much is the security deposit and when is it refunded?
Under the Good Landlordship Act effective from 1 July 2023, the landlords may charge a maximum of two months’ basic rent. The deposit must be refunded within 14 days after the end of the tenancy unless there are deductions for unpaid rent/service cost, damage caused by the tenant.
Are utilities included in the rent?
Utilities (electricity, heating, water, internet, TV) are typically excluded from the monthly rent. In practice, tenants pay an additional €200–€300 per month, depending on household size and usage. Our clients are guided to find the most suitable utility providers.
When and how do I register at my rental address?
You must register at your municipality within 5 days of moving in. If it's your first time in the Netherlands, you'll need an in-person appointment at your local municipality office. If you're moving within the Netherlands, you can complete the process online via DigiD—for address changes.
What are the different rental contract types?
There are two main types in the Netherlands:
Indefinite-term contract (Model A): Lasts until the tenant or landlord legally terminates it. Landlords can only terminate the contract for legally recognized reasons (such as non-payment of rent, nuisance).
Fixed-term contract (Model B): Maximum for a period of 2 years. If the landlord does not notify the tenant at the end of the contract, it automatically converts into a Model A (indefinite-term) contract. This is the most common contract type for students.
Can I sublet the apartment?
No - not without written permission from the landlord. Subletting without authorization may lead to immediate termination of the rental agreement.
Can a landlord increase my rent?
Yes the landlord can increase the rent, but only under regulated conditions by the Dutch Law. Rent increases typically occur annually and on 1st of July.
